Kansas City sits far enough north and inland that winter is a real season here, snow accumulation, ice storms, and weeks of temperatures swinging above and below freezing are normal from December through February. On a flat or low-slope commercial roof, that swing does more damage over a season than any single storm, and it's damage that's easy to miss until spring, when the leaks show up and nobody remembers exactly when the seam started failing.
A flat commercial roof doesn't have eaves the way a house does, but it has the same basic ice dam problem at parapets, drains, and scuppers. Snow melts during a warmer afternoon, the water runs toward the drain, and if the drain area or scupper opening refreezes overnight, the meltwater backs up behind the ice instead of leaving the roof. That trapped water finds any gap in flashing or a membrane seam and works its way in, slowly, often without an obvious interior sign until the insulation underneath is already saturated.
Water expands roughly nine percent when it freezes. On a roof, that means any moisture that finds its way into a seam, a flashing lap, or a small membrane defect gets forced wider every time it freezes, then settles a little when it thaws, then gets forced wider again on the next cold snap. A Kansas City winter can run through dozens of freeze-thaw cycles between December and March, and a seam that was marginal in November can be a real leak by the time spring rain arrives. Ponding areas on roofs with weak drainage are hit hardest, since standing water sits directly against the membrane and any weak point beneath it through every cycle.
A hailstorm or a wind event has a date and a recorded weather event behind it. Winter damage from freeze-thaw cycling accumulates over weeks, which makes the documentation different: instead of tying damage to a single storm, we have to show the pattern, seam gaps that align with known ice dam locations, moisture readings that map to areas of poor drainage, and photo evidence consistent with a season of freeze-thaw stress rather than a one-time event. That's a more involved assessment, and it's one we build carefully because a vague description doesn't hold up with an adjuster.
